How we work with you

  1. 1

    Calculations and site survey

We review structural engineer calculations, verify wall loads, and plan beam hoisting routes into the house.

  2. 2

    Temporary propping

We install steel Acro props and load spreaders under joists above before touching a single brick.

  3. 3

    Demolition and beam placement

We knock through the wall cleanly, cast concrete padstones, and lift the steel beam firmly into position.

  4. 4

    Fireproofing and plastering

We clad the steel in fire-line board, patch adjacent ceilings and walls, and prepare the opening for paint.

Questions about this service

Do I need a structural engineer before booking this?

Yes, an engineer must calculate the size of the steel beam and padstones for load-bearing walls. If you do not have one, we can introduce trusted local engineers.

Do we need Building Regulations approval?

Yes, knocking through a load-bearing wall always requires local council building control sign-off. We can assist with the building notice submission.

How much dust does a knock-through create?

Taking down masonry creates dust, but we tape off doorways with heavy polythene, use extraction tools, and vacuum regularly to keep it contained.

What our clients say about our work

★★★★★
Rowan & Mortar overhauled our Victorian terrace ground floor. The C24 timber joists took out the floor bounce completely, and the plaster finish was so flat our decorator praised it.
Edward P., Guildford, GB
★★★★☆
Julian and his team turned our tired two-bedroom flat around on schedule. They laid porcelain tiles through the kitchen and hallway with neat, tight grout lines, and left the flat tidy every evening.
Clare M., London, GB
★★★★★
Having a named lead on site made all the difference. When we noticed a small door latch snagging three weeks after handover, Julian came back the next morning and sorted it immediately.
Simon W., St Albans, GB
